ACCESS STATEMENT

Introduction

‘Sundial’ is a brick built terrace property in the Harbourside estate of Baiter Park.

Pre-Arrival

  • Bookings / enquiries can be made via email (sundial.poole@yahoo.co.uk), or phone (01202 722927)
  • The nearest bus stop is less than 50 metres from the entrance.
  • The nearest train station has a taxi rank and is 1.0 km away in the town.
  • The town centre bus station is 0.7 km away with taxis just beyond.
  • The nearest RADAR toilet is in the town next to the bus station.
  • We can arrange for shopping to be delivered on arrival.
  • We can provide information in extra large print on request

Arrival and Car Parking Facilities

  • Car parking is on the slightly sloping brick paved drive in front of the integral garage (unavailable for guests) and additional off-street parking is available locally.

Main Entrance

  • From the paved entrance drive there is a 5.0m level and even paved path, of 0.9m minimum width to the inward opening front door.
  • The front door threshold is a single step up of 0.26m; the left-hinged door opening is 0.72m clear width and the handle and lock keyhole is 1.05m high.
  • Instructions to obtain the key for this door are issued to guests before arrival.
  • The front door opens onto an entrance hall of 0.78m minimum width, which leads past the kitchen and stairs to the open plan lounge/dining room.
  • The hall has wood-effect ‘Flotex’ carpet with 2 cream carpet runners/rugs on top.
  • The central heating room thermostat is wall mounted opposite the kitchen.
  • There is a ceiling fixed fire alarm at the foot of the stairs.

WC

  • Behind the front door is the ground floor cloakroom that contains a wash hand basin and low-level WC suite with a seat at 0.41m high.
  • The room is accessed via a right-hinged outward opening door, 0.66m clear width, which has a turn emergency release mechanism.

Self-Catering Kitchen

  • The kitchen is accessed from the hall via a left-hinged door 0.74m clear width
  • Worktops, 0.91m high and 0.6m deep with units under, are to 3 walls and the clear width between the worktops is 0.76m.
  • The wall units are at 0.47m above worktops.
  • The kitchen is equipped with an automatic washing machine adjacent to the sink, an under-worktop fridge with freezer compartment, a built-in electric oven with drop-down door (lowest shelf 0.40m high), a gas hob within worktop and an electric extractor vent over.
  • The gas-fired boiler is wall mounted next to the sink and is left-on permanently to allow for regular exhaust venting.
  • A microwave oven, electric kettle, pop-up toaster and radio/tape are provided.
  • The fire extinguisher and blanket are on the wall unit behind the door at 1.5m high.
  • There is a hatch through to the dining area above the end worktop.
  • The kitchen has non-slip, washable, wood-effect ‘Flotex’ carpet.
  • A double tube fluorescent light fitting gives high levels of light within the kitchen.
  • All switched power points are 0.15m above the worktops

Lounge / Dining Room

  • The lounge/diner, accessed from the hall via a left-hinged door 0.74m clear width, is open plan with a hatch through to the kitchen.
  • The room is equipped with four wall lights and two surface ceiling lights and is carpeted throughout with short pile carpet with 3 loose matching rugs.
  • To the left, the lounge has a wall mounted living flame open gas fire.
  • It is furnished with a three seater and two seater settee, 3 stacking coffee tables, a tablelamp and a double spot light.
  • There is a digital satellite TV with DVD and Video players, all remotely controlled.
  • To the right, the dining area has an oval extendable table (1.20 – 1.65 x 0.75 x 0.76m high) and six dining chairs
  • Access to the external patio is via an outward opening right-hinged door 0.72m clear width with a 0.25m step down to the paved area.

Stairs

  • There are 2 flights of stairs, of 7 and 6 steps, with a half landing, all 0.80m clear width
  • The stairs and landings are well lit, carpeted throughout with short pile carpet and have a dark stained wood handrail balustrade to one side only at about 0.90m above the landing and treads.
  • Under the stairs there is a large store for vacuum cleaner, iron and ironing board, etc.

Bathroom

  • The bathroom is accessed via a left-hinged door 0.67m clear width, equipped with a turn emergency release mechanism.
  • The bath is 0.56m high, has a vertical handrail to assist entry/exit, and incorporates a flexible shower with sliding/folding glass screen.
  • The washbasin is 0.80m high and the dual-flush toilet has a seat height of 0.41m.
  • The bathroom floor has a textured mottled white cushion vinyl sheet finish.
  • This room incorporates an airing cupboard containing the hotwater & heating controls, spare towels and other linen.

Bedroom 1

  • Access to the single bedroom is via a left-hinged door 0.74m clear width.
  • The room is carpeted with short pile carpet and equipped with a single pendant ceiling light and a single bedside reading lamp.
  • It is equipped with a 0.90m bed 0.47m high, bedside table, chest of four drawers and wardrobe.

Bedroom 2

  • Access to the twin bedroom is via a right-hinged door 0.74m clear width.
  • The room is carpeted with short pile carpet and equipped with a single pendant ceiling light and twin bedside reading lamps.
  • It has a double fitted fully mirrored wardrobe and equipped with twin 0.90m beds 0.47m high, a central bedside table and a chest of drawers.

Bedroom 3

  • Access to the double bedroom is via a left-hinged door 0.74m clear width.
  • The room is carpeted with short pile carpet and equipped with a single pendant ceiling light and twin bedside reading lamps.
  • It has a double fitted fully mirrored wardrobe and equipped with a 1.40m bed 0.48m high, a bedside table and a chest of drawers.

Generally

  • Most walls are magnolia and all internal skirtings, doors and frames are white gloss painted with brass door handles.
  • Apart from those to the WC and bathrooms, no internal doors are lockable.
  • All linen is poly-cotton and all quilts and pillows are polyester hollowfibre or similar in order to be non-allergenic.
  • For those who prefer feather pillows, there are two available.

Outside Facility

  • To the rear of ‘Sundial’ is an even and level paved patio courtyard with a locked and bolted gate to a level grass area adjacent to Furnell Road.
  • A plastic patio table and four matching chairs are provided for guests to use.
  • A removable washing line is provided, with clothes pegs in the understair store.

Additional Information

  • On the bookshelf in the TV cabinet is a welcome folder containing local information, guides, timetables, maps and details of regional attractions.
  • A separate folder contains details of house information including equipment instructions, H&S advice, etc.
  • Reasonable mobile phone reception.
  • No Smoking and pets, but service dogs are accepted– please inform on booking
